Joe joined Palmetto Commercial Properties in 2003 following 3 years of commercial real estate experience with a local firm. In 2015, he and his two partners purchased Palmetto Commercial Properties. In addition, to being a principal at Palmetto, he serves as principal advisor & counselor to K&H Properties, LLC, a development and investment company, which most recently developed The Spectator Hotel, ranked No.1 on the Travel and Leisure World’s Best Hotels in 2016 in the U.S and No. 2 on the list of Top 100 Best Hotels in the World.  He is currently the lead developer for The George Hotel project, a 56 room full service boutique hotel located along the waterfront in Georgetown, SC.

Joe specializes in the representation of both landlords and tenants in the Tri-County office sector. Through his years with Palmetto he has completed development, sales and lease transactions totaling well over $100 million. Through his years in the business, Joe has an extensive background in all facets of commercial real estate. He has successfully guided local and national clients in their search and acquisition of development and investment deals in office, retail, and industrial areas. Elimination of risk for his clients by putting the right team together, including attorneys, bankers, tax advisors, engineers and architects, is a specific area of his expertise.

Joe holds the distinguished CCIM designation and has been actively involved with the Charleston Trident Association of Realtors for years. Joe was born and raised in Charleston and grew up on the peninsula. He has served on the executive Board of the Commercial Investment Division of Charleston (CID) and was President in 2012. He was also recognized with the outstanding leadership and service award from CID. Joe has also served on the executive board of the Charleston Trident Association of Realtors. At present, he serves as Chairman of the Old Village Historic District Commission in the Old Village of Mount Pleasant where he resides with his wife, Jenny, and two children. In his leisure time, Joe enjoys time with his family, traveling, surfing, salt water fly fishing, hunting, and playing the guitar.

  • Development Team of the Spectator Hotel, voted by Travel & Leisure as the #1 hotel in the US in 2015
  • Purchased Palmetto Commercial Properties, Inc. in 2015 with his two Partners – Richard Morse & Eddie Buxton
  • Handled the redevelopment & sale of 30-34 Broad Street – total project in excess of $9 Million
  • Represented South State Bank in land assemblage of property in Mt Pleasant, North Charleston, and West Ashley Total acquisition in excess of $11 million
  • Represented the Landlord and handled all redevelopment and Lease negotiations for the Lease up at South State Corporate Center
  • Represented the law firm of Carlock, Copeland, Semler, & Stair in their downtown Charleston corporate office expansion
  • Represented Ochlocknee Ventures with all Moe’s Southwest Grill locations throughout the Tri-county area
